2. Services Provided

Junk-Out Junk Removal Services provides junk removal, property cleanup, land clearing, demolition, and related services ("Services") to residential and commercial customers in Livingston County, Michigan, and surrounding areas. All services are provided subject to availability and these terms.

3. Estimates & Pricing

• Free Estimates: We provide free, no-obligation estimates based on the information you provide and/or an on-site assessment.
• Pricing Basis: Pricing is based primarily on volume (truck space used), material type, accessibility, and labor required.
• Binding Quotes: An on-site quote confirmed in writing is binding. Phone or online estimates are subject to adjustment upon arrival if the scope differs materially from what was described.
• Additional Charges: Heavy materials (concrete, dirt, etc.), hazardous items, and items requiring significant dismantling may incur additional charges, which will be communicated before work begins.

4. Customer Responsibilities

• Provide accurate and complete information about the items and scope of work.
• Ensure clear and safe access to the work area, including driveways, walkways, and entry points.
• Identify any hazardous materials, structural concerns, or other safety risks before work begins.
• Be present or have an authorized representative on site during the service (unless otherwise arranged).
• Secure any items that are not to be removed.

5. Payment Terms

• Payment is due upon completion of services unless otherwise agreed in writing.
• We accept cash, check, and all major credit/debit cards.
• For large commercial or recurring projects, alternative payment arrangements may be made in advance.

6. Cancellation Policy

You may cancel or reschedule your appointment at no charge with at least 24 hours' notice. Late cancellations (less than 24 hours) may be subject to a cancellation fee at our discretion. We reserve the right to cancel or reschedule due to weather, equipment issues, or other circumstances beyond our control.

7. Items We Cannot Remove

For safety and regulatory reasons, we cannot remove hazardous materials including but not limited to: chemicals, paint, solvents, oil, fuel, asbestos, biological waste, medical waste, explosives, ammunition, and radioactive materials. If you are unsure whether an item qualifies, please ask before scheduling.

8. Limitation of Liability

Junk-Out Junk Removal Services is fully insured. However, to the fullest extent permitted by law, our liability is limited to the amount paid for the specific service giving rise to the claim. We are not liable for:

• Pre-existing property damage or conditions.
• Incidental or consequential damages.
• Damages resulting from customer-provided inaccurate information.
• Items mistakenly identified for removal by the customer.

9. Insurance

Junk-Out Junk Removal Services maintains general liability insurance and workers' compensation coverage. Proof of insurance is available upon request.

10. Website Use

Our website is provided for informational purposes and to facilitate service inquiries. You agree not to misuse the website, including but not limited to submitting false information, attempting to access restricted areas, or using automated tools to scrape or overload the site.

11. Intellectual Property

All content on this website — including text, images, logos, and design — is the property of Junk-Out Junk Removal Services or its licensors. Unauthorized use, reproduction, or distribution is prohibited.

12. Dispute Resolution

Any disputes arising from these terms or our services shall first be addressed through good-faith negotiation. If resolution cannot be reached, disputes shall be resolved in accordance with the laws of the State of Michigan, in the courts of Livingston County.

We reserve the right to modify these Terms of Service at any time. Changes will be posted on this page with an updated date. Continued use of our services after changes constitutes acceptance of the modified terms.
